Important Information About Our Lease Contracts in Niseko area

All our apartment and house leases follow a standardized structure, designed to ensure clarity and fairness for both long-term and seasonal tenants.

Minimum Lease Term

All lease agreements require a minimum commitment of one year.
Even if you intend to use the property for winter only, you will still be responsible for a full year’s rent.

Advance Payment and Priority

Our rental prices are typically below the average market rate.
For this reason, we prioritize tenants who can pay one year upfront, especially if they are unable to provide a Japanese guarantor or local bank account to support monthly payments.

Lease Requirements

Here’s what is required for all lease agreements:

Public Liability Insurance

All tenants must provide proof of valid public liability insurance, covering incidents such as:

  • Fire
  • Water damage
    This insurance protects both you and the property owner in the event of negligence.

Utilities

Tenants are responsible for:

  • Connecting and paying for all utility services (electricity, gas, water, internet, etc.)
  • Refilling heating oil tanks (Toyu) at the end of the lease
  • For KH7 Takasago House only: Emptying the septic tank and submitting receipts (scanned copies by email)

Security Deposit

A security deposit equivalent to 2 or more months’ rent is required.
This deposit is used only for damage beyond normal wear and tear.

Cleaning Fee

A cleaning fee is charged based on current Japanese cleaning company rates.
