Nest Niseko Basic contract standard conditions

All lease contracts are a minimum of one year. If the desired use is only winter, for example, then you are still required to pay for a year.

As our lease rates are already usually lower than market average, we give priority to those that pay for a year in advance, especially if approved Japanese guarantor bank account details are not supplied to enable month by month payments.

All leases have the following requirements :

  • All tenants have to supply up to date public liability insurance policy to cover themselves for their negligence such as flooding or fire caused by the tenant.
  • Tenants connect & pay for all utilties. Return the toyu heating oil tanks full at end of the lease & for Takasago House (KH7) only to empty the septic tanks at end of the lease by supplying scanned email receipts. (see here how to connect to all utilities)
  • Security deposit – 2 or more months rent. To be used only for damage that is not considered acceptable wear & tear.
  • Cleaning fee – charged at the same rate as Japan cleaning companies. See here for examples
  • Single apartments : A monthly management fee for such services as building maintenance, snow clearing & wifi.
  • For houses or whole apartment block/building : A management fee deposit system where a monthly management fee is not charged. The deposit will be paid and returned minus any management hourly charge of ¥10,000 per hour.
